LOCATION

• Located in parish 32 of the DMQ, in the Quitumbe Administration
• Southernmost part of Quito
• Border with the Mejía canton

The Turubamba Sur area is bordered to the North by neighborhoods such as Santo Tomás, Venecia, Garrochal and Ciudad Jardín; to the South by the Saguanchi ravine and Cutuglahua; and to the East by the Metropolitan Park and Simón Bolívar Avenue.
West: Maldonado Avenue, and Guamaní Parish
• Neighbor to the interior: the PIT (157 ha)
• Study area: 371 ha.

ATMOSPHERE:
Turubamba Sur corresponds to a cold territory, with constant rain throughout the year and soils of not very stable geomorphology, with steep, gentle slopes and vulnerable to landslides and threats of earthquakes.

This area is ecologically rich in waterways and streams that

This area is ecologically rich in waterways and streams that serve for the sustainable management and drainage of rainwater. The soils are good for agriculture.

The topography of the area creates natural pools of rainwater. This water gradually filters into the existing aquifer or flows through the network of ravines south of Quito to form the Machángara River. This ecologically fragile soil and the water in the southern Quito aquifer are affected by the lack of sanitation infrastructure in the PIT area and surrounding residential zones.

ACCESSIBILITY AND MOBILITY

There is a close relationship between the PIT (Industrial Park) and the industrial zones of Mejía. It connects to all the expressways that make up the DMQ (Metropolitan District of Quito) ring road.

Potential development of a loading and unloading station in Tambillo to facilitate access for high-caliber vehicles.

Most of the existing roads are in poor condition. Improved road design and connectivity are needed to ensure better flow for public and industrial transport.

POPULATION & INFRASTRUCTURE ANALYSIS TURUBAMBA

• 15% of the inhabitants of the Quitumbe area live in the Turubamba parish (2001 Census)
• Population Turubamba 1990 ‐ 7,277 inhabitants.
• Population of Turubamba 2001 - 29,290 inhabitants
• Population growth rate 13.5
• Population projection for:
2005 - 40,816 inhabitants
2020 - 107,142 inhabitants

Turubamba Sur corresponds to 37% of the parish territory

• 2001 Census: 4,696 inhabitants, that is, 16% of the total population of the parish
• Subscribers of EEQ Turubamba Sur X 4.1 = 6,474

hab. (estimate of current population)
• The population increase between 2001 (4,692 inhabitants) and 2010 (6,474 inhabitants) corresponds to a percentage change of 38% in 9 years;

• Or an annual growth rate of 3.32%.
• When performing the same calculation with the data from
population of Turubamba (census 1990, 2001, period
(11 years old), Turubamba has an annual rate of
growth of 12.6%, a percentage that approaches
data of 13.5 from the Secretariat

• Poverty levels in the Turubamba Parish in 2001 were alarming. The current situation remains to be seen.
These data serve as a baseline for comparison with the 2010 census data and as an important issue to consider. Poverty levels generally increase the tendency toward informal and illegal urban development.

• The age distribution of the population reveals a large percentage of children and young couples. This data is useful for land-use planning, as it indicates the potential demand for social and recreational spaces and facilities.

4. The lack of basic infrastructure such as water, sanitation, social services, and road infrastructure lowers land costs, making it an economically accessible area for the low-income population in Quito. However, developing the area could increase land prices, potentially excluding the low-income population. It is necessary to establish mechanisms to guarantee their inclusion in urban development.
5. The presence of national infrastructure, such as the oil pipeline, the railway line and the high-voltage lines, generates considerable impacts on the territory, and these also produce a decrease in land prices, and also reduces the urbanizable area of Turubamba Sur.
6. The impact of the train line presents a particularly interesting opportunity to build an avenue that facilitates the circulation of light and heavy vehicles, improving vehicle connectivity in southern Quito.

7. Defining the developable capacity of the open areas in the zone is part of an analytical process that assesses the different conditions of the study area according to the soil's capacity to support levels of urbanization. Map 25 shows the areas that can accommodate high, medium, and low densities.

1. Three distinct zones are evident in Turubamba Sur: (1) Maldonado Avenue and the surrounding neighborhoods, (2) the industrial park, and (3) the neighborhoods located on the eastern slope. These form the main urban structure, and each requires different intervention processes to facilitate its development and interaction with the others.
2. Turubamba Sur is an area of Quito ripe for development. Its natural state, neighborhoods, and industries in the process of consolidation present an opportunity to facilitate more sustainable development of the territory. We still have time.
3. The presence of the Turubamba Industrial Park (PIT) conditions the development of its surroundings and also requires the participation of industries and companies to guarantee a sustainable industrial and residential habitat at the same time.
